Stowe Mountain Lodge
What is Fractional Ownership?
Fractional ownership is shared deeded interest in a private residence club. Owners can typically purchase one-sixth, one-eighth, one-tenth or one-twelfth fractional interest in a residence.
Is fractional ownership the same as a timeshare?
No. Fractional ownership allows residents to use all residences that match their ownership type at any time, subject to reservation policies, while timeshare use is limited to a specific week in a specific unit. Price points, as well as the quality levels of construction, furnishings and services are at a much higher level with fractional ownership.
What are the advantages of such ownership?
Firstly, owners have a deeded interest in a residence that builds equity over time. Fractional ownership residences can be purchased as legacy homes to be passed down throughout generations. Another advantage is the absence of the often daunting taxes and maintenance costs typically associated with second home ownership, and membership in the community's private residence club entitles owners to the services and amenities offered by resort partners while allowing for all of the privacy and exclusivity of your very own home.
What is Spruce Peak at Stowe?
Spruce Peak at Stowe is a $400 million development underway at Stowe Mountain Resort in Vermont. The intimate alpine community is nestled at the base of Mt. Mansfield and Spruce Peak and, when fully completed, will feature the Destination Hotels & Resorts-managed Stowe Mountain Lodge with its Front Four private residence club and whole-ownership luxury condos, ski-in/ski-out Mountain Cabins, Homesites for purchase, a Bob Cupp-designed golf course, a performing arts center and much more. Spruce Peak at Stowe is currently on target to be the first ever "Audubon Sustainable Community" in the private sector. Of the over 2,000 acres of pristine land at Spruce Peak, only 35 acres will be used for development, demonstrating a genuine commitment to environmental stewardship while creating year-round recreational opportunities for residents and visitors to Stowe.
Is there fractional ownership at Spruce Peak at Stowe?
Yes. The Front Four Residences at Stowe Mountain Lodge are the only fractional ownership offerings in the Spruce Peak at Stowe community. The fully furnished Front Four Residences at Stowe Mountain Lodge are situated on the penthouse levels of the Lodge, set to open June 2008 as Stowe, Vermont's first new luxury hotel in more than 50 years.
How many ownerships will be sold?
The Front Four Residences at Stowe Mountain Lodge offer 34 shared ownership residences in two-, three- and four-bedroom configurations ranging from approximately 2,000 to 3,000 square feet. The private residence club strictly limits ownership to no more than eight per residence, resulting in a total of 272 memberships for the entire private residence club.
How often can owners use the Front Four Residences?
Owners are given flexible and generous access throughout the year and are guaranteed two weeks of winter usage and two weeks of summer usage. An unlimited number of year-round visits, dependent upon availability, are given.
Will owners always stay in the same residence?
No. Though ownership is deeded in a specific residence, owners will have equal access to all residences of their ownership type. A specific residence may be requested in advance of visit, and the staff at Stowe Mountain Lodge will arrange personal effects if requested.
How is ownership of Front Four evidenced?
Title to ownership is evidenced by a real estate deed to an undivided, deeded, shared-interest in a two-, three- or four-bedroom residence at Front Four, which is recorded and insured by a title insurance policy, subject to the Governing Instruments.
Can ownership be resold?
Yes. Since the Front Four Residences at Stowe Mountain Lodge are shared deeded real estate, ownership can be sold, willed or placed in trust by the owner.
What are the privileges associated with owning a Front Four Residence?
Front Four residents are treated to world-class amenities and services of Stowe Mountain Lodge, including a private check-in and elevator, valet services, 24-hour room service, twice-daily housekeeping, priority dinner reservations, child care services and a personal Alpine Concierge.
